The Valley heat is finally behind us. Q4 is when good operators quietly set up next year: fewer emergency calls in January, cleaner books in April, and no vacancies landing in the slowest leasing weeks of the year.
Here's what we're doing across our portfolio right now:
1. Operator Playbook: Five Fall Moves

Source: Voomi Supply
Get ahead of the first storm. Clear gutters and downspouts, check roof flashing, and confirm water drains away from the foundation. A $150 gutter cleaning is cheap insurance against a ceiling stain, a mold claim, and a habitability complaint.
Service heating before the first cold snap. California law requires rentals to have heating facilities in good working order (Civil Code §1941.1). A furnace or heat pump that fails in December becomes an urgent call at after-hours rates. A fall service visit costs far less.
Test smoke and CO alarms when the clocks change (Nov 1). CO alarms are required in California dwellings with a fossil-fuel appliance, fireplace, or attached garage (Health & Safety Code §17926). Log the test with a date and photos, because documentation is your defense if something happens later.
Move lease expirations out of the holiday dead zone. Leasing traffic slows from Thanksgiving through New Year's. For leases ending Nov to Jan, offer renewals 60 to 90 days out, or offer a shorter or longer term to land the next expiration in spring. If you're raising rent, AB 1482 caps most covered SFRs at 5% plus regional CPI, never more than 10% (Civil Code §1947.12), and increases over 10% need 90 days' notice (Civil Code §827). Confirm the current Fresno cap before you send notice.
Start your tax file now, not in April. Collect W-9s from every vendor you paid this year, so 1099s (due Jan 31) aren't a scramble. Separate repairs from CapEx receipts as you go. General information only. Confirm thresholds and treatment with your CPA.
2. Market watch: Fresno County
Metrics | Fresno County (SFR) | Trend/YoY |
|---|---|---|
Active Single-Family Listings | 1,580 properties (Sept) | ▲ +4.4% YoY (Supply is up slightly) |
Pending Sales | 891 properties (Aug) | ▲ -4.8% YoY |
Median Sold Price | $416,766 (Sept) | ▼ -4.8% YoY |
Homes Sold | 524 properties (Sept) | ▼ -9.3% YoY |
Average Days on Market (DOM) | 37 days | + 3 days YoY |
Sold-to-List Price Ratio | 99% (Sept) | — Flat YoY |
3. Around California: When a $7.5M Listing Becomes a $30K/Month Rental

Governor Newsom’s Fair Oaks Estate
The Governor's Fair Oaks estate sold for $3.7M in 2018 and was listed for $7.5M in August. It hit the rental market on Oct. 1 at $30,000/month.
The math: $30,000 × 12 = $360,000/yr.
On the $7.5M asking price: ~4.8% gross yield
On the 2018 $3.7M basis: ~9.7% gross yield
Same house, same rent, double the yield. Your cost basis, not the headline price, drives your return. For comparison, this month's Featured Market Pick below pencils to roughly 6.9% to 7.2% gross at today's asking price. That's the case for Central Valley SFRs in one line: you can still buy in at a basis where the rent works.
4. Case Study: Itemized Bids, a Free Leak Fix, and $150 Back to the Owner

A Clovis owner onboarded a vacant single-family home with us in October. Before we could list it, the home needed a garage clean-out, trash haul, smoke detector work, and a few small repairs. It also had no refrigerator.
Speed first: Our vendor coordinated the fridge delivery and installation, and while on site, tightened a leaking bathroom supply line at no charge. That's a small leak caught before it became a cabinet, subfloor, or mold problem.
Then transparency: The owner asked for detail, so we went back to two vendors for line-item estimates. One came in at $597.41 and the other at $690 with a broader scope. We then negotiated both down to $445.91 (−$151.50) and $590 (−$100), without cutting required work. Make-ready costs are paid out of our trust account at tenant move-in, so the owner isn't writing checks while the home sits vacant.
The Takeaway: Every vacant day is lost rent. The fastest path to a signed lease is a manager who gets itemized bids, pushes back on price, and keeps the make-ready moving instead of waiting on a single quote.
5. Featured Market Pick: Renovated 4-Bed Near Fashion Fair (93726)
Full Disclosure: Almond Hill Property Management is not the listing agency or affiliated with the seller or brokerage. This is an independent, proprietary operational yield analysis.

4431 N Augusta St, Fresno, CA 93726
Address: 4431 N Augusta St, Fresno, CA 93726
List Price: $348,500
The Asset: 4 Bed / 2 Bath (1,221 sq ft) Ranch on a 5,998 sq ft lot. Built in 1954.
Listing Details: Listed by Claudia E. Silva @ Realty One Group Action.
The Play and The Operational Edge
This is a finished flip. Per public price history, it sold for $275,000 in June and returned to market in September with a renovated kitchen (new cabinets, granite, new stove), remodeled baths, new flooring and paint, double-pane windows, and two new mini-split units for heating and cooling. That means near-term CapEx should be light, and the mini-splits fit well with this month's heating checklist.
The angle: the seller has already cut the price once and the home has been on the market 40+ days in a market where sold prices are down ~5% YoY. There may be room to negotiate. For a 1954 build, budget your inspection around the things a cosmetic remodel can hide: the sewer lateral (scope it), the electrical panel, and supply lines. Its location near Fashion Fair Mall and Highway 41 is a practical draw for renters.
Rent and yield (gross, before vacancy, taxes, insurance, and management):
Public rent comps: two 3-bed/2-bath houses in 93726 are currently asking $2,000 and $2,100/month (Redfin rentals), and Zillow's 93726 average for 4-bed rentals is $2,000.
Estimated rent range: $2,000 to $2,100/month
$2,000 × 12 = $24,000 ÷ $350,000 = 6.9% gross yield
$2,100 × 12 = $25,200 ÷ $350,000 = 7.2% gross yield

Example of a Fresno Rental Property
Looking to acquire or expand your Valley portfolio?
It's official. As of October 28, I'm the Designated Officer and broker of record on Almond Hill's California DRE corporation license. Every brokerage activity we handle, from leasing to acquisitions and dispositions, now runs directly under my supervision.
Pricing discipline, built in. Since getting licensed in mid-September, I've completed 50+ broker price opinions (BPOs) for national valuation firms across the Valley, and one of them has ranked us among its top vendors in the area. That's a lot of recent comp work, and it goes straight into how we price rentals, renewals, and acquisitions for our owners.
One roof, start to finish. We handle management, leasing, and acquisitions/dispositions under one roof. The team that underwrites your purchase is the same team that leases and runs it.
Tenant placement only: Self-managing but tired of the leasing grind? We'll market, screen, and sign the lease, then hand you the keys.
Complimentary rent analysis: Find out where your rent sits against current comps before your next renewal.
Pre-closing walkthrough audit: Under contract on a Valley SFR? We'll walk it with an operator's eye for turnover cost, deferred maintenance, and rent-readiness before you close.
One question for you: What gross yield do you need to see before you'll buy a Central Valley SFR right now: 6%, 7%, or 8%+?
Hit reply. I read every response.
